No cleaning fee! Enjoy peace in this spacious lake house. Located on 5+ secluded acres on beautiful Ballston Lake in upstate NY with 325' of private lake frontage. The private launch is there for you to bring your small boat or water toys to fully enjoy the fun on the lake. Perfectly located only 20 minutes from Saratoga and 10 minutes off of I-87. Overview: This 4-bedroom home is perfect for a couple looking to get away or a group of 10 looking to reconnect. It can be separated into two complete living spaces, both with full kitchens and living areas. There is even a third living space to relax and watch tv or read a book. Upstairs: When you walk into the home and up the first set of stairs, you will enter the expansive great room with beautiful exposed beams containing the living room with large couch and 50" tv. To the right is a large wood burning fire place with wood and a seating nook provided. Behind the couch is a fully equipped wet bar complete with sink, glassware, under-the-counter ice maker, beverage fridge and separate wine fridge. Keep walking and you will come to the large dining area, complete with a gas wood stove for those chilly days and nights. The table contains two leaves within to expand to fit 10 or more. Continue to the chef's kitchen around the bend. In the fully stocked kitchen you will have access to the professional 6-burner and griddle gas range with pot filler, full sized refrigerator, and built-in steamer. In the beautiful tiger maple island you will also find your microwave oven. All of these spaces offer magnificent views of the property and lake through the three, large 4-panel sliding doors. We leave our spices and oils for you to use when cooking. You'll also find a coffee maker and tea pot complete with coffee, sugar, assorted teas and honey! Off of the kitchen is a pantry/laundry room offering a full-sized washer and dryer for your convenience. Moving back towards the fireplace is the half bath followed by the primary suite. In the primary suite, you will find a queen bed, a dedicated office space and a quaint sitting area to take in the views through your own 4-panel sliding glass door. The large connected bathroom contains a double vanity, a toilet room and a huge walk-in shower with river rock floors, an overhead rain fixture, a separate adjustable shower head and 6 body jets for complete relaxation. Downstairs: Head downstairs and make a right and you will walk into another one of the three living areas. This area has a couch, coffee table and 40" tv to relax and unwind. Continue on into the large bedroom with two queen beds. This room has nice lake views through three large windows. Head back to the other side of the home and walk through the barn doors (leave them open or close them up to section off the home) into the living room with 55" tv, and full eat-in kitchen. Continue on to two more bedrooms and a full bath with walk-in shower. The lakeside room has a king and closet, the back room has a sofa sleeper and a closet. Gym: The gym is located downstairs in the utility room. It is complete with yoga mats, free weights, squat rack, bars, dumbbells, kettlebells, medicine balls, gymnastics rings, pull up bar, Concept 2 ski-erg and Peloton that you are welcome to use. The Peloton will have toe cages so you can use your own sneakers. This is our private home that we open up to guests when we are traveling. There will be some of our personal effects here and there. The downstairs refrigerator will contain our condiments and some food. If you need anything, you're welcome to it! The upstairs fridge is all yours! We close off a room upstairs and a room downstairs for our personal items. The rest of the home is yours. Heating/Cooling In addition to the upstairs having a remote controlled gas wood stove and wood burning fireplace, the entire home has hydronic radiant floor heating. The downstairs has four mini split units that can be used for either heating or cooling. Cooling for upstairs is a dual zone forced air system (main living area and primary suite). The entire home is insulated with spray foam insulation keeping you cozy in the winter and cool in the summer. Veterans Bike Path: This 3.5 mile bike path is located just over the railroad tracks and runs the length of the lake. It is paved and is a great amenity for our active guests. Feel free to use our bicycles and take a ride. History: Our property was once a major recreational area on Ballston Lake. Back in the 1930s, 40s and 50s the property was known as The White Beach. Owned by J.B. White, he trucked in white sand from Rockaway Beach to create a place for visitors to relax, swim and recreate. What is now our pond was surrounded by sand and once open to the lake. Take a look at our pictures on the mantle to see for yourself. You will be able to access the entire home and 5+ acres of property. Our property is basically everything that is mowed. The 3+ acres to the north and the 7+ acres to the south make it feel like 15 private acres! Not to mention the 75+/- acres of peaceful wetlands to the south! Please note that the gravel road that leads to the lake (and about 5 ft. south) are ours and can be used. The rest is not our land and should not be used by people or vehicles. This includes the barn. It is not ours and is in a bit of disrepair. We typically make our home available when we are traveling so we may not be physically available but we are attentive hosts and are happy to answer questions via messaging through the app or a conversation if needed. Private neighborhood with a gravel road driveway about 1/4 mile long. Plenty of space for parking cars and boats. You will have access to the electric golf cart to shuttle between the home and the lake. Take a walk, jog or bike ride on the Town of Ballston Veteran's Bike Path located just 3 minute's walk from the home. It's a 3.5 mile, paved path that we are just about in the middle of. Noises Train: We live close to the train line. When the train travels north, you will sometimes hear the whistle; mostly upstairs. Some days several trains pass through, some days not many. At night time, there is usually zero or one. We don't hear them anymore but we image new guests might. We recommend that whoever is sleeping in the primary suite keep the windows closed at night. There is a noise machine provided. Well Pump: When water is used in the home, the pump cycles on. It's located in the utility room. Ice Maker: The ice maker works hard to form those beautiful little nuggets! They're worth it. ;) Air Conditioning: There are two units in the attic that force air through ports in the ceiling upstairs. The noise of blowing air is louder than a typical duct system. Again, we aren't bothered by it but imagine a new guest might notice a difference. Dishwasher: It gurgles when in use. :) Other things to note: Refrigerators: We have a whole-house water filtration system due to our well and since we have a dedicated ice maker, the ice and water are not hooked up on the refrigerators. Hot tub: There is room for 6 and is in use for guests from October through May.
